You still own the property because the bankruptcy does not take the property away from you.

However, when there is homeownership involved, something has to be done with the home. Our team has closed 300 short sale deals at a 90% rate over the previous couple years. We would like to chat with you if you are interested in doing a short sale. This website is intended to educate house owners about choices other than foreclosure.

One of those choices is a loan mod. It is one of the more chatted about choices in the industry today. A loan mod can change your interest rate, which changes your monthly payment. It can also result in a principal reduction to how much you owe against your property. However, most lenders do not do principal reductions. It would be terrific if banks did this, but it doesn’t occur. It does not occur because the lenders don’t want to encourage house owners to stop making their payments to get a principal reduction.

Loan modifications are more prevalent where your payment changes because your interest rate goes down or because the bank extends your payments. A loan modification is a fantastic alternative for someone that wants to stay in their home. Most house owners are so upside down with their mortgage that staying in their property isn’t a magnificent choice.

When you ask for a loan modification you have to be very diligent and very tolerant. Most loan modifications don’t get accepted. Even the ones that do get approved don’t come with favorable terms.
